WELL Performance Rating overview

  • Updated
  • Leverage the power of performance data to advance workplace well-being.

The WELL Performance Rating is based on a subset of features from the WELL Building Standard that enables organizations to focus on measurable building performance strategies verified through onsite testing and sensor technology.

The WELL Performance Rating was developed with verifiable strategies in mind and third-party validation at its heart:

    • Performance measurements cover air, light and water quality as well as thermal and acoustic comfort.

    • Occupant experience surveys connect building performance with the people inside, so organizations can make smarter decisions for their employees and business.

Upon achievement of the WELL Performance Rating, you will receive the WELL Performance seal, a mark distinguishing your space from the crowd and showing that your space meets or exceeds industry benchmarks for health.

  • The WELL Performance Rating is for all organizations looking for data-driven strategies to enhance workplace well-being.

Almost all organizations can benefit from the WELL Performance Rating. The WELL Performance Rating is well-suited for a variety of different project types:

    • Offices
    • Hotels
    • Retail
    • Grocery stores
    • Warehouses
    • Manufacturing
    • Theaters
    • Recreational facilities
    • Restaurants
    • Schools

The WELL Performance Rating can be pursued as a standalone achievement or combined with the WELL Health-Safety Rating, WELL Certification or WELL Portfolio as part of your larger health and well-being strategy. If your project is pursuing both WELL Certification and the WELL Performance Rating, your performance testing results from the Performance Rating will count toward WELL Certification or vice versa–see our alignment tool for more details on equivalencies across programs and our gap analysis tool to see how far your project has to go to achieve a rating.

  • Measurable building performance strategies verified through on-site testing and sensor technology are at the heart of the WELL Performance Rating.

Measurable data makes up the core of the Performance Rating–each feature is verified through on-site testing performed by a WELL Performance Testing Agent or other professional (for example, PA9: Meet Thresholds for Radon can be completed by a trained professional–see the verification method for each feature for more details), data collected by permanently installed monitoring systems or insights drawn from occupants via surveys and other methods.

The WELL Performance Rating includes more than 30 features organized into 7 action areas

    • Indoor Air Quality
    • Water Quality Management
    • Lighting Measurement
    • Thermal Conditions
    • Acoustic Performance
    • Environmental Monitoring
    • Occupant Experience

To achieve the WELL Performance Rating, your project must achieve 21 features–unlike WELL Certification, there are not distinct achievement levels. Some features allow multiple pathways; for example, measurements of particulate matter (Feature PA1: Meet Thresholds for Particulate Matter) may come from permanently installed continuous monitors or a WELL Performance Testing Agent. In addition to the 7 action areas, novel solutions that address health and wellbeing problems are encouraged through the Innovation feature. Facilities must meet the occupancy criteria for performance verification.

Achieving the WELL Performance Rating seal is a great accomplishment, but it’s not the end of your journey. To maintain the WELL Performance Rating, your project will undergo an annual renewal process to validate your building’s performance data. The annual renewal process supports you as you maintain high-quality spaces over time. Once you successfully complete the annual renewal process, you will receive an updated seal to reflect your project’s performance over the last year.

  • The WELL Performance seal communicates to anyone entering a building that it meets or exceeds industry recognized benchmarks for health and well-being.

With its foundation in quantifiable measurements, the WELL Performance Rating demonstrates your commitment to proven strategies that help improve your people’s health and well-being. Leverage evidence-based strategies to elevate workplaces as a recruitment and retention tool, demonstrate how health and well-being can sit at the center of return-to-office strategies, compare your building’s performance to global benchmarks for health and transform data into actionable intelligence to inform design and operations decision-making.

Developers and property managers are turning to technology to attract high-caliber tenants as a way for them to show the impact of their investments. ESG performance and reporting has emerged as a powerful driving force in the market as investors demand accountability from organizations. The WELL Performance Rating puts these objectives front and center with its emphasis on data-driven solutions.

The WELL Performance Rating can bring many benefits to your most important resource–your people.

    • Minimize risks associated with airborne contaminants.

    • Encourage safer hand-washing and hydration.

    • Promote natural circadian rhythms.

    • Support individual thermal comfort preferences.

    • Create quiet spaces that foster productivity.

    • Track performance of key indoor environmental quality indicators.

    • Communicate environmental and health and well-being metrics.

    • Upon achievement, strategies can contribute to a WELL Certification scorecard or WELL Score, giving organizations a head start on their next commitment.

  • Your WELL Performance Rating project starts with enrolling your property and sharing some key details to inform your project’s unique journey.
