What does WELL Certification cost?

Every project pays a flat enrollment fee to get started, a certification fee based on the square footage of the space and a performance testing fee.

Spaces that are predominantly occupied by the owner should register for WELL Certification. Buildings that are predominately leased or sold by the owner should register for WELL Core Certification.

Prices by project type

WELL Certification

For spaces enrolling in WELL Certification, the fees are as follows:

  • Enrollment fee: $3,000 (not subject to discounts)

  • Program fee: $0.16/sq ft* with a minimum of $8,000 and capped at $98,000

  • Required performance testing fees vary based on project size, scope of testing, etc.–contact a performance testing organization for a quote.

*Note: industrial location fees are reduced to $0.08/sq ft

*Note: Enrollment, Precertificaoitn and Documentation fees can never fall below $3000

WELL Core

For projects enrolling in WELL Core Certification, the fees are as follows:

  • Enrollment fee: $3,000

  • Program fee: $0.08/sq ft* with a minimum of $8,000 and capped at $98,000

  • Required performance testing fees vary based on project size, scope of testing, etc.–contact a performance testing organization for a quote.

*Note: industrial location fees are reduced to $0.05/sq ft

Payment schedule

  • Enrollment fees are paid when a project formally enrolls in the program through a WELL account.

  • Program fees can be paid annually as part of a payment plan, or paid in full when a project submits for documentation review.

  • On-site testing fees are paid directly to an approved WELL Performance Testing Organization and are often due when the services are conducted. The cost of on-site performance testing varies depending on the chosen performance testing agent and is separate from certification fees.

Price reduction eligibility

Organizations who meet the below criteria are eligible for reduced pricing rates, reflecting a 25% savings on our currently listed prices. Market, sector and small business reductions cannot be combined. Eligible markets and sectors include:

  • Emerging markets

    • Eligible countries are listed in the "lower-middle" and "low" income groups per the World Bank Atlas Method. This index analyzes Gross National Income per capita at nominal values.

    • To encourage adoption of WELL in new regions, the first five projects to register in a given country are also eligible to receive this reduced rate. Explore our project directory to see if you qualify as a pioneer in your country.

  • Small businesses

    • Companies with less than 50 employees and less than $10 million in revenue.

  • Organizations who serve the public good

    • Education: All educational facilities, such as public and private schools, primary and secondary and higher education.

    • Senior housing: Spaces that provide any level of supervised care and support services to residents, such as aging adults, disabled youth or long-term care patients.

    • Low-income/affordable housing: Projects may be considered "low-income housing" for the purposes of WELL if at least 40% of units are reserved for households makings 60% or less than the area median income and if housing costs are deemed "affordable" for those households. Housing is defined as "affordable" when total cost of rent is no more than 33% of income; thus, total annual cost must not exceed 20% of area median income.

    • Non-profits: Projects may be considered non-profits if the primary business conducted in a given space falls within the non-profit sector.

    • Healthcare: All healthcare facilities, such as hospitals, rehabilitation centers and doctor's offices.

    • Government and Municipal buildings: Buildings that serve "government agencies," which are entities 100% owned by the government and serve government function.

Discounts 

New and existing IWBI members can save up to 15% on WELL enrollment, Precertification, documentation review and recertification fees (15% for Keystone members, 5% for Cornerstone members). IWBI member discounts will be applied on top of any other market discounts or pricing reductions you receive.

Projects that lease in a WELL Core Certified building can receive a 20% discount on all WELL Certification-related fees.
