The scope and level of completion of WELL Core projects can look very different. Whilst some WELL Core projects directly employ building maintenance staff and even provide canteens, gyms and other services to the building tenants as part of the landlord scope, other WELL Core projects don’t provide these services and complete the Core building with bare core and facade.

For the latter project type, that provides bare core and shell as part of the project and does not offer any additional services to their tenants, WELL Core features applicable to the project will be limited. 

The projects will have the possibility to gather points for features that are important to a Core construction, such as provision of sufficient ventilation (A03) or providing the right floor to window ratio (L01) to provide the tenant with sufficient daylight. By targeting these Core construction specific points, the WELL Core project is likely able to gather sufficient points to reach WELL Bronze or Silver. 

WELL Core projects aiming to achieve higher levels of WELL Certification, such as WELL Gold or Platinum will likely need to include further elements specific to the operation of the building, such as building maintenance, employ or contract staff within the building or food provision.
