Performance Tests

Performance tests include a series of on-site measurements conducted by a WELL Performance Testing Agent to gather data about the location’s environmental conditions. Performance tests cannot be done by your project team or other contracted companies that are not registered as a qualified WELL Performance Testing Organization.

If your project needs to conduct performance testing, you will need to complete the Project Information and Performance Template. This provides important information that the Performance Testing Agent will reference when conducting the tests. Your project can also upload this form as a general document for the WELL Reviewer’s awareness during the documentation review.

Sensor Data

Some features offer an option for Sensor Data instead of Performance Testing. In this case, your project team can collect the sensor data themselves, and are not required to contract a Performance Testing Agent. 

Applicable Features

For projects enrolled under the WELL Equity Rating, this guidance is only applicable if you pursue Option 4: WELL Feature Selection under the Innovation features (EI1-EI5) and chooses a WELL feature that requires a Performance Test as the verification method.  

For projects enrolled under the WELL Health-Safety Rating, this guidance is only applicable for specific WELL features listed under Option 3: Design for WELL Health-Safety of the Innovation features (SI1-SI5).

*Note: If there is an option for Sensor Data or an alternative verification method, you are not required to contract with a Performance Testing Agent. This is only applicable if you pursue the option that requires a Performance Test as the verification method.

Renewal Guidance

Performance Tests and Sensor Data must be conducted on an annual basis, and results must be provided during the renewal documentation review for WELL Ratings projects.

Please note that these verification methods are individual scale, so you must provide these types of documents for each location pursuing the applicable feature.
