How to use the WELL-GRESB 2023 Real Estate Assessment impact report with your WELL review and scorecard data
The WELL-2023 GRESB Real Estate Assessment alignment tool is located in the Resources tab of your organization’s WELL account. This tool provides your organization with a summary of how WELL achievements can contribute to progress against the 2023 GRESB Real Estate Assessment, inspiring engagement with WELL to operationalize and make progress on ESG goals. The tool can also be used to develop an approach to achievements under WELL at scale, with helpful alignment information that can assist in compiling and submitting WELL documentation for review. The GRESB alignment tool is available for organizations using WELL v2.

Before using the tool, review the WELL | GRESB Overview and Instructions tabs for background information and instructions.
This tool uses the following definitions to categorize alignment between a GRESB Indicator and one or more WELL Features:
- Slight: The WELL Feature(s) listed is/are not aligned with the intent of the GRESB indicator but meeting the requirements of the WELL Feature(s) would align with a portion of the GRESB sub-indicators.
- Partial: The WELL Feature(s) listed align(s) with some but not all of the GRESB sub-indicators. Although aligned in intent, the WELL Feature doesn't holistically satisfy the ask of the GRESB indicator.
- Full: The WELL Feature(s) listed align(s) with the most or all of the GRESB sub-indicators. The WELL Feature is aligned with the GRESB indicator in intent and the WELL Feature fully satisfies the ask of the GRESB indicator.
For subscriptions that have received WELL at scale review results:
These instructions will help your organization to report on achieved WELL features that align with GRI. Watch this video or read the instructions below.
- In the WELL Response Input tab, enter your organization’s name into Cell B1. Then, starting in Column D under "Response," type “achieved” into Column D cells for any feature parts that have been achieved across the subscription.
-
-
In this example, responses have been entered as “achieved” for several features, including X08.1, X11.1, and C07.2.
-
-
-
Navigate to each applicable WELL-GRESB tab to view alignments based on responses from the WELL Response Input tab. Note that some strategies have been hidden from this list; the feature parts displayed in each WELL-GRESB tab are the only WELL feature parts with alignments to GRESB, and any hidden rows contain feature parts without any alignment to GRESB.
- In this example, achieved strategies X08.2, X11.1, and C07.2 contribute to partial and full alignments within GRESB Management.
-
In the top summary, view the number of achieved WELL strategies aligned with indicators in each GRESB category.
- In this example, achieved WELL strategies contribute to 1 full alignment in GRESB Management - Leadership, 3 partial alignments in GRESB Management - Policies, 3 slight alignments in GRESB Management - Risk Management, and 1 partial alignment in GRESB Management - Stakeholder Engagement.
-
In Cells F1-T8, note the number of achieved WELL strategies that impact GRESB points within each WELL concept (as well as overall).
-
In this example, the organization has achieved 4 WELL strategies that slightly contribute, 3 strategies that partially contribute, and 1 strategy that fully contributes to the fulfillment of GRESB indicators.
-
- After reviewing all relevant WELL-GRESB tabs, review the WELL-GRESB Alignment Summary tab for detailed and summary information on how your WELL achievements contribute to progress against the 2023 GRESB Real Estate Assessment. Use this tab to view how achieved WELL strategies contribute to Slight, Partial, and Full alignments in each of the three GRESB components.
- Use the summary table and chart in the header of this tab to talk about your organization’s WELL achievements and contributions to progress within GRESB.
- In this example, alignments are shown from achieved features across GRESB Management, Performance, and Development.
-
Use the filters in Row 7 to narrow down the information by: GRESB component, category, code, indicator, WELL feature, GRESB sub-indicator(s), and/or level of alignment.
-
In this example, the GRESB Code filter is used to narrow down information by the selected Leadership and Stakeholder Engagement indicators.
-
For subscriptions that have not received WELL at scale review results:
- In your WELL account, visit the Scorecard tab to download your organization's WELL scorecard. In the alignment tool’s WELL Response Input tab, enter your organization’s name into Cell B1. Then, starting in Column D, enter scorecard responses (Yes, No, Maybe, or blank) into Column D cells (under "Response"). If a feature is targeted on the WELL scorecard ("Yes" response) and there is an alignment with GRESB, this will be noted in each WELL-GRESB tab as well as in the WELL-GRESB Alignment Summary tab. Use the columns in each of these tabs to filter by a particular GRESB indicator, and/or view progress against all applicable GRESB indicators.
-
In this example, “Yes” responses for the highlighted features contribute to targeted alignments with several indicators within GRESB Management.
-
-
In Cells G1-U8, note the number of targeted WELL strategies that contribute to the fulfillment of GRESB indicators within each WELL concept (as well as overall).
- In this example, the organization is targeting 15 WELL strategies that contribute (slightly, partially, or fully) to the fulfillment of GRESB indicators.
- Review the WELL-GRESB Alignment Summary tab for detailed and summary information on how your WELL scorecard responses contribute to progress against the GRESB Real Estate Assessment. Use this tab to view how targeted WELL strategies contribute to Slight, Partial, and Full alignments in each of the three GRESB components.
-
In this example, targeted alignments are shown in GRESB Management, GRESB Performance, and GRESB Development.
-
Alignments in the WELL-GRESB Alignment Summary tab will not populate unless feature responses have been changed to “achieved.” Subscriptions that have not received WELL at scale review results will only see achieved alignments for those alignments pertaining to involvement in WELL at scale.
