Description
WELL Precertification is an optional early review that can help project owners demonstrate that health and well-being are primary concerns that inform the built environment. Precertification can also help market projects' relevant features to potential or current occupants. Additionally, the process can uncover key insights to help a project owner understand which points their project is likely to earn during the full WELL Certification review.
Projects that are currently under construction may achieve WELL Precertification using documents based on future plans (intent-stage documents) rather than as-built conditions (implementation-stage documents)–learn more about Precertification documentation requirements. Unlike WELL Certification, Precertification can be achieved while a location is still under construction by using intent-stage documentation.

Precertification costs are included in the WELL at scale subscription fee. There are no additional costs to pursue Precertification under WELL at scale.

Precertification costs $0.05/sq. ft. The fee range is capped by a minimum and a maximum, so project owners can expect costs between $3,000 and $25,000 USD. This fee will be credited to the project’s final program fees.
WELL Precertification is included for locations that are part of a WELL at scale subscription (see the WELL Program Guidebook for more information).

While there is no additional cost for Precertification for WELL Community, 1/2 of the total program fees will be due at the time of submission.
Scoring and Timeframe
For a WELL project to be awarded WELL Precertification, the owner must submit documentation demonstrating the project meets all preconditions and can achieve enough points for the lowest level of certification as follows:
- WELL v2 pilot:
- WELL v2 pilot Core projects: 40 points, including a minimum of one point in each concept
- All other projects: 50 points, including a minimum of two points in each concept
- WELL v2: 40 points
Precertification is valid until the project achieves WELL Certification or for the length of the term listed in your signed agreement. You can expect the following terms based on the date when you signed your agreement:
- 3 years if you signed the current version of the WELL Certification agreement (signed after May 2, 2022)
- 5 years if you signed the previous version of the WELL Certification agreement (signed prior to May 2, 2022) or if the location is part of a WELL at scale subscription
