The WELL Real Estate Rating is a property achievement focused on optimizing base building infrastructure for health and well-being. Designed for real estate funds, real estate investment trusts (REITs) and asset managers with buildings that are leased to one or more tenants, achievement results in a WELL Built seal that can be displayed on site.
The rating provides a curated set of evidence-based strategies from the WELL Standard that instill confidence in tenants and visitors that the base building meets rigorous standards for health and well-being. The strategies included in the rating address:
- Indoor Environmental Quality
- Asset and Community Resiliency
- Responsible Material Selection
- Enhanced Occupant Experience
The WELL Real Estate Rating includes a menu of strategies worth more than 130 points, and requires meeting a minimum of 40 points to achieve the rating. As with all WELL Ratings, there are no required strategies to achieve the rating.
In order to pursue the WELL Real Estate Rating, your organization must be subscribed to WELL at scale. Pursuing the rating as an initial milestone within WELL at scale provides organizations with the flexibility to implement high-impact WELL strategies across a subset or all of their assets, focusing on maximum impact. Achievement of the WELL Real Estate Rating can help lead to achievement of WELL Core Certification and other ratings–all points achieved toward the rating contribute directly to other milestones in the future.

The WELL Real Estate Rating helps real estate funds, REITs, and asset managers efficiently optimize base building infrastructure for health and well-being, driving long-term asset and tenant value. In order to pursue the rating, an organization must have an active WELL at scale subscription.
Enrollment is open to real estate companies that subscribe to WELL at scale. To pursue the rating at a location, the enrolling entity must have control over the base building. Only Core properties, or those that are leased to one or more tenants, are eligible to earn the rating (i.e., owner-occupied properties are ineligible).

There are a total of 132.5 points available within the rating. In order to successfully achieve the rating, you must earn 40 points by implementing a subset of selected features, then preparing and submitting your documentation for review. There are no required strategies or minimums in each area–you may choose the strategies that best fit your organization. The rating does not include employee-only features or building management staff practices.
The process is as follows:
- Enroll: Create your WELL at scale account and start your subscription. All enrollments receive access to our secure, cloud-based management tool designed to help you scale your efforts.
- Assemble: Identify the key team members you will collaborate with to help bring your project across the finish line.
- Customize: Select the features that are best for your project.
- Document: Incorporate the features you have selected into your space and produce documentation that shows your work.
- Review: Upload your documentation in your WELL at scale account, and a third-party reviewer will either offer feedback or confirm you’ve successfully met the feature-specific intent and requirements.
- Achieve: Earn the WELL Real Estate Rating and promote your achievement.
- Renew: Apply for your annual seal to demonstrate ongoing commitment to upholding operational policies, maintenance protocols, emergency plans and stakeholder engagement.
Once you have prepared and uploaded your documentation, you will submit the documents for evaluation by third-party reviewers. As part of your WELL at scale subscription, you are entitled to two review cycles per subscription year. Each review cycle consists of a preliminary round and final round. Each review round will take approximately 20-25 business days. At the end of each cycle, you will receive a report detailing your achievements.
With WELL at scale, you don’t have to achieve all of your targets in one review–incremental progress is a key feature of the program. You can add locations, additional features or other milestones as you go. -

In addition, WELL makes benchmarking and quantifying progress towards your social impact goals easier and translates directly to GRESB points earned. The WELL Standard now aligns with 41% of the 2025 GRESB Real Estate Assessment, offering substantial scoring opportunities for investors and asset managers seeking to strengthen GRESB performance across their portfolios. The WELL Real Estate Rating contributes to more than 20 GRESB indicators. In addition, buildings that have achieved a WELL Rating earn additional points toward GRESB.
WELL at scale participants receive a detailed annual progress report that showcases their WELL achievements and demonstrates alignment with key reporting frameworks (GRESB, ESRS, GRI, SDGS, etc.), effectively simplifying document submission and annual reporting.

To enroll in the WELL Real Estate Rating, you must first subscribe your organization to WELL at scale.
Once your subscription is active, simply indicate your intention to pursue the rating by setting your targets on the Targets and Achievements page.
